What is roof rejuvenation?
Roof rejuvenation is a maintenance treatment for asphalt shingle roofs. A plant-based oil is mist-applied across the roof and soaks into the asphalt, replacing some of the oil that sun and heat have baked out. It helps restore flexibility and helps hold granules in place. It is not a coating, not a sealant and not a repair.
Does roof rejuvenation actually work?
The honest answer is: it depends on the product and the roof. House Dressing is built on a patented, semi-epoxidized soybean oil from the original Iowa State University research team. In third-party bench testing against untreated shingles, granule adhesion improved 50 percent, flame spread dropped from 42 inches to 15, and treated shingles passed hail impact and cold pliability tests the untreated control failed. On a sound roof, that is the mechanism working. On a failing roof, nothing sprayed on top will save it.
How much does roof rejuvenation cost?
Most homeowners pay between $3,000 and $6,000 for a single-family roof, depending on size, pitch and local labor. That is typically 10 to 25 percent of what a replacement costs in the same market. Your applicator prices your specific roof after looking at it.
Is roof rejuvenation worth it?
Run the math. A treatment in the low thousands is designed to add up to 6 years to a roof that would otherwise cost $20,000 to $40,000 to replace. If your shingles are intact and the roof is dry, you are buying years at a fraction of replacement cost. If the roof is already leaking or cracking, the money is better spent on repair.
How long does a treatment last?
The manufacturer figure is up to 6 additional years of roof life per treatment. Treat that as a ceiling rather than a promise: roof condition, shingle type, climate, preparation and application rate all move the result. Many homeowners treat again a few years later to keep pushing replacement out.
How old is too old? Will it work on my roof?
Age matters less than condition. A 20-year-old roof that is lying flat with intact shingles and a sound deck is a candidate. A 12-year-old roof with active leaks and cracked shingles is not, until it is repaired. Asphalt shingles only. Metal, tile, cedar and flat membrane roofs need a different product.
Is it safe around pets, kids, plants and gutters?
Yes. It is a soybean-oil based, biodegradable product with no flash point and no harsh solvents. Pets stay inside during the application and crews protect plants and siding from overspray. Then everything goes back to normal.
Will my roof look different afterward?
For a few days the roof looks slightly darker because the asphalt is saturated. Within a week or two it settles to its normal appearance. There is no film, no shine and nothing to peel, because the product is inside the shingle, not on top of it.
Is there a warranty?
We do not sell a roof warranty, and that is deliberate. This industry advertises long written warranties that are hard to collect on. What we give you instead is the evidence: an issued US patent, peer-reviewed research, a published technical data sheet and independent test reports, all available before you buy. Your applicator may offer their own workmanship terms, which is separate.

Can I buy it and spray it myself?
No. House Dressing is supplied as a concentrate to trained applicators. It is diluted on site, applied with the right sprayer setup, and needs surface preparation and fall protection. Spraying concentrate straight onto a roof can damage the shingles.
